Total household monthly income should be three (3) times the rent amount.

Credit and background check will be ran. This includes criminal and eviction check.
Any occupant 18 years of age or older must submit an application.
Most qualified applicants will be accepted.

Once approved, deposit must be paid in full within 24 hours of approval.

Pet Restrictions: Pet Deposits vary and begin at $350.00 per pet.
Smoking: No Smoking inside the home or garage.

Three (3) of your most current pay stubs for anyone 18 yrs. or older. W2’s are not an accepted form of employment verification, we will accept 1099’s if you are a business owner; however, we will need the last 2 years of 1099’s to verify income.

Be sure you provide ALL current and accurate phone numbers for your previous landlords.
Security Deposit, Admin fee, and Application Fee submitted electronically.
Pet Screening Verification NO AGGRESSIVE BREEDS
Agent must sign lead-based paint addendum on those that apply. (Pre 1978)
Applications are not considered full and complete without ALL of the above.
Instead of paying the full deposit upfront, qualified tenants now have the option to pay a small fee, reducing initial move-in charges significantly. Tenants remain accountable for any damages incurred. A traditional deposit is still due if tenants do not qualify for Obligo or choose not to use this service.
